Location: Richmond Road E8
Scope: Basement refurbishment, waterproofing works and lightwell construction
Architect: Anna Schabel @ Wilton Studio
Role: Principal Contractor

The project involved the transformation of an unused basement into a functional and well-lit living space.
The brief focused on addressing existing damp issues through a comprehensive waterproofing strategy, alongside reconfiguring the basement to accommodate new usable rooms while improving natural light and comfort.

Oaklex managed the full construction process, coordinating specialist basement works and internal refurbishment within a constrained below-ground environment.

The scope included:

  • Comprehensive basement waterproofing and damp remediation

  • Structural works associated with the formation of a new lightwell

  • Full internal refurbishment of the basement level

  • Creation of a dedicated home office, utility room and shower room

  • Coordination of all trades and quality control throughout the build

Careful planning and sequencing were required to integrate the new lightwell and waterproofing systems while ensuring long-term performance and durability.

The completed basement delivers a bright, comfortable and highly functional living environment, successfully transformed from previously unusable space.
The project demonstrates Oaklex’s experience in delivering technically demanding basement refurbishments, combining structural intervention, waterproofing expertise and refined internal finishes.
