The project involved the refurbishment of a basement apartment within a five-storey residential building, with a primary focus on resolving damp issues through a comprehensive waterproofing strategy.
The brief also included internal layout alterations and a full refurbishment to improve functionality, durability and overall spatial quality.

Oaklex managed the full construction process, coordinating specialist waterproofing works alongside the wider refurbishment programme.
As part of the internal reconfiguration, new structural openings were introduced. Given the building’s five-storey arrangement, works were carefully planned and delivered in close collaboration with the structural engineers to ensure the upper floors were fully supported throughout the construction process.

The scope included:

  • Basement waterproofing and damp remediation

  • Structural alterations and formation of new openings

  • Temporary works and sequencing to support upper floors

  • Supply and installation of new windows and garden doors

  • Supply & installation of bespoke joinery to living spaces and bedrooms

  • Coordination of finishes, including microcement flooring and wall applications

Close collaboration with the architect was essential to ensure technical requirements were met while maintaining the integrity of the design intent.

The completed works transformed the apartment into a robust, well-resolved living space, combining practical waterproofing solutions with a refined architectural finish. The project demonstrates Oaklex’s experience in delivering technically sensitive basement refurbishments within high-value residential settings.
